Foreign mortgages can be arranged with lenders in different countries.  We specialise in France, Italy, Greece, Cyprus, Portugal and Spain. Mortgages secured on your overseas home are normally arranged in the local currency, although if you are averse to risk, and are worried about the consequences of fluctuations in exchange rates, some overseas lenders provide loans in sterling.
Re-mortgaging in the UK is an alternative way of raising the funds, by releasing enough equity in your property to purchase your new home in cash. You could also use this method if you have a shortfall in your savings to complete the purchase with an overseas mortgage. Downland Mortgages will act on your behalf by assisting you to choose the most suitable way to finance your overseas home, and helping to ensure the smooth progression of your Mortgage Application from start to finish.
Foreign lenders normally expect you to find a higher deposit than in the UK , and additional costs can add up to at least 10% of the property purchase. In certain countries they can be much higher than this, and with this in mind you need to ensure that you can afford these costs before proceeding with the purchase. Most lenders will be able to give you an Agreement in Principle, so that you know what you can afford before looking for a property. If you have to back down through lack of funds, you could lose your initial deposit. • Buildings insurance cover is always required by the lender, and we can arrange this for you, together with contents cover, if needed.
• Life cover is compulsory in some
countries when taking out a mortgage,
and we can arrange a policy for you.
The legal process when purchasing property abroad can be extremely complex and more binding in the early stages than in the UK. Together with other issues i.e. language difficulties, communications and different customs and procedures, we strongly recommend that you employ the services of an English speaking Solicitor to ensure the successful purchase of your home.
   

Buying overseas property can be a lengthy process, and the timescale is much longer than in the UK, so patience is definitely required.
